Repair cost
Estimated from regional pricing for the unit's ZIP and square footage. Range, not a quote — treat as a defensible starting point.
Lease citations
If a finding violates a lease clause, the clause is cited inline. If there is no applicable clause, the finding is tagged as normal wear.
Disputed items
Where cause is indeterminate from the photos (weather, third-party impact, pre-existing), the finding is flagged for your judgment — not auto-deducted.
